Having a full car park 548 (1096 trips) and one return journey for 70 HGVs (140 trips)  , equates to 1166 vehicle movement per day should the warehousing operate 7/365

But the Trip Generation  the Transport Assessment Part 1 Table 10 Net Trip Generation : Cars 241  and HGV 37 per day

The logic/arithmetic is wrong

The trip distribution in Table 12 is also incorrect as there is no HGV route through Lymm to the M6 due to bridge weight restrictions and bridge height restrictions of 100%  will travel East on the A6144, as per the driver's route planner.



A planning application is being prepared for submission later this year, which will be supported by a number of reports.

A range of surveys have already been undertaken which will inform these reports, which will consider matters such as:

Subject to receiving planning consent, construction work is planned to start in 2024 and is expected to last for approximately 12 months.

Planning application conditions summary

1 The development must be begun not later than three years beginning with the date of this permission.

2 The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans:

3 The materials used in the development shall be in accordance with the details shown on drawing no. 30731-PL-118.

4 The soft landscaping works for the development shall be carried out in accordance with the details shown 

5 No above ground construction (with the exception of demolition, vegetation clearance, initial groundworks and site re-grading) shall commence until details of the proposed site levels has been submitted to and approved 

6 No development shall take place (including any works of demolition or ground works) until a Programme of Implementation Works for the restoration of Parcel B

9 The rating level (LAeq,T) from any fixed plant and machinery associated with the development, shall not exceed the background noise level (LA90,T) at any time when measured at the nearest noise sensitive premises. Noise measurements and assessments should be compliant with BS 4142:2014 "Rating industrial noise affecting mixed residential and industrial areas."

10 Where chilled distribution is required, auxiliary power units/hook up points must be provided to the Unit, to enable parked HGVs to operate their refrigeration without the need for auxiliary cab mounted condensers. These shall be available for use prior to the operation of refrigerated trailers from that unit and shall be maintained in a serviceable condition thereafter.

11 During the night time period of 23.00 to 07.00, engines of HGVs shall be turned off whilst vehicles are stationary and or loading or unloading at the docking pods.

12 No development shall take place (including demolition) until a Construction Environmental Management Plan (CEMP) has been submitted to and approved 

13 No above ground construction (with the exception of demolition, vegetation clearance, initial groundworks and site re-grading) shall take place unless and until a scheme for secure cycle and motorcycle storage has first been submitted to and approved

15 The development hereby approved shall only be carried out in accordance with the approved Flood Risk Assessment

24 If, during development, contamination not previously identified is found to be present at the site then no further development shall be carried out until a remediation strategy detailing how this contamination will be dealt with has been submitted to, and approved 

25 Notwithstanding the requirements of condition no. 15 no drainage systems shall be introduced which allow for the infiltration of surface water to the ground unless and until a scheme for their installation has been submitted to and approved 

26 No piling or investigation boreholes using penetrative methods shall take place unless and until a scheme for such works has first been submitted to and approved

27 No above ground construction works shall take place until a strategy for energy efficiency and low/zero carbon technologies for the development has been submitted to and approved 

28 The parking area identified as the 'Parking (3.87 acres)' area to the south of drawing no. 30731-PL-117 shall only be used as a waiting area by vehicles visiting units within the business park for the delivery and collection of goods and for no other purpose. HGV engines shall be turned off whilst vehicles are stationary between the night time hours of 23.00 until 07.00.

29 Within six months of the first date of occupation a Travel Plan, which includes measurable targets for reducing car travel, shall be submitted to and approved 

30 The car parking, servicing and other vehicular access arrangements shown on the approved plans to serve any unit at the development hereby permitted shall be made fully available in respect of that individual unit prior to it being first brought into use and shall be retained thereafter for their intended purpose.

31 The development hereby approved shall be designed and constructed in accordance with the recommendations contained within sections 4 (but excluding sections 4.6, 4.8 and 4.10) of the submitted Crime Impact Statement dated 13 June 2019, reference 2019/0190/CIS/01, and retained thereafter.

32 No development shall take place until a phasing plan for the works have been submitted to and approved in writing 

33 No HGV's associated with the business park hereby approved shall park within Parcel B identified on drawing number 30731-PL-200 A.
